We have developed a comprehensive range of services to help our landlords through every single step of the lettings process





Gibbs Gillespie has been acting on behalf of landlords for over 25 years. We understand that no two landlords are the same, with different financial and lifestyle situations, your needs and concerns will change. It’s for this reason we’ve devised three core service options where we can be involved as much or as little as you’d like – either way, an award-winning service from local property experts is guaranteed.



Depending on your circumstances choose a service that best suits your needs and personal requirements: A feature of all our services is our commitment to arranging your Energy Performance Certificate (EPC), taking professional photography and providing a detailed floor plan.



Your dedicated Property Manager will build an understanding of your entire property, enabling them to answer any questions you have timely and efficiently.

Your Property Manager will carry out regular, detailed property inspections, taking photographs at every visit to create an in-depth inspection report. Each report provides both landlord and tenant with a regular, accurate record of the property’s condition, giving reassurance to the landlord and helping reduce the risk of disputes at a later date.

Because our Property Managers are highly experienced and are each dedicated to caring for a portfolio of properties, they can spot maintenance issues before they become serious or cause damage. By ensuring issues are dealt with promptly, potentially more serious problems are nipped in the bud, thus avoiding the need for more costly repairs later.

Our Comprehensive Management Service is the most popular amongst our landlords. This is primarily due to tenants, especially corporate ones, who will only consider a property if it is being managed by an agent. This often enables us to obtain premium rents for these properties.

The Management Service includes our Rent Protection warranty, which is designed to protect your investment by ensuring the rent is paid even if your tenant falls into arrears. The worry-free claims process allows you to hand the problem to our experts giving you full peace of mind.



This service is for Landlords who wish to manage the tenancy and deal with the repairs and maintenance themselves. We market your property following our initial visit, arrange accompanied viewings, find a suitable tenant for your property, run a full tenant and referencing check, organise a detailed inventory along with all the necessary legal paperwork, and collect and transfer the rent and deposit.

The Property is still covered by our Rent Protection Warranty, offering financial and legal security should difficulties arise during the tenancy.



Same service as the Rent Protection Service, although legal and rent protection warranty is not provided.
